Fire Door legislation
Fire doors are essential for building safety. These doors are engineered to withstand flames for a minimum of up to 30 minutes. They are a legal requirement for flats who shared communal areas. i.e. communal lobbies, stairwells and alike.
In an emergency, these doors help to contain fire and toxic smoke, which protects escape routes and corridors. This critical feature provides occupants with valuable time to evacuate safely.
With the Fire Safety (England) Regulations 2022 now in effect, all multi-occupied residential buildings in England over 11 metres high must comply.
Responsible Persons are required to with best endeavours to:
- Conduct quarterly checks of all fire doors (including self-closing devices) in communal areas.
- Carry out annual inspections of all flat entrance doors leading to shared areas.
What Is a Fire Door Inspection?
A fire door inspection survey is an integral part of the management of fire safety
within buildings and gives a view on the condition and effectiveness of fire door sets,
highlighting any remedials needed to ensure not only compliance with legal
standards but also from a morale stand point, knowing you as a landlord are doing
what is required by law to help ensure the safety of your tenants.
Our Surveys will include a detailed report with photographic evidence
of any non compliance and give guidance to any remediations required.
As an independent family run business we do not quote for any recommended
works, ensuring we remain totally neutral at all times with the fire safety
of the building and the people within it being our primary and first concern.
- Overall Condition: Evaluation of the fire-resistant qualities of each fire door, inclusive of verification of door ratings i.e. FD30, FD30S, FD60 etc.
- Door and Frame Gaps: Assessment of gaps between the door leaf and frame, including the threshold, for suitability.
- Door Leaf and Frame Visual Inspection: Evaluation of the condition of both the door frame and door leaf.
- Intumescent and Smoke Seals: Inspection of the suitability and condition of intumescent strips and smoke seals.
- Hinges and Hardware: Examination of hinges, their condition, fit, and fire-resistant qualities.
- Glazing Assessment: Evaluation of glazing integrity through markings or a notional assessment.
- Handle, Furniture Condition: Inspection of door handles and hardware for durability and suitability inclusive of penetrations i.e. letter boxes, ventilation grills and spyholes.
- Closer Suitability and Speed: Testing of door closing devices for effective closure.
- Hold-Open Device Check: Testing the operation and condition of any hold-open devices.
